Woman Arraigned Over Alleged Multi-Million Shilling Land Fraud

A woman accused of fraudulently acquiring and transferring land owned by a private investment firm was on Monday arraigned at the Milimani Law Courts to face multiple criminal charges.

Margaret Wairimu Magugu is facing charges including obtaining registration by false pretences, forgery, and uttering a false document in connection with the disputed transfer of a parcel of land belonging to Wibeso Investment Limited.

According to the Directorate of Criminal Investigations (DCI), Wairimu allegedly secured the land title in 2021 through deceitful means and later transferred the property to Marg Ridge Estate Limited, a company linked to her.

The DCI’s Land Fraud Investigations Unit launched an inquiry after Wibeso Investment Limited filed a complaint asserting it had legally owned the property since October 26, 1995, and had never sold or transferred it to any party.

Investigators established that Wairimu used a forged receipt indicating payment of Ksh824,733 as stand premium to fraudulently process the land transfer. Furthermore, she is accused of presenting a falsified Notification of Approval (PPA2), allegedly issued by the Kiambu County Government, to support a fake land subdivision.

Wairimu denied the charges when she appeared in court. The case has been scheduled for mention on July 30, 2025, as investigations continue.

Authorities have reiterated their commitment to cracking down on land fraud, a crime that continues to plague Kenya’s real estate sector.
